Pre-Listing Inspections and Savvy Sellers
Once you are confident your house is looking its very best, it is wise to obtain a pre-listing inspection. This will give you a final, objective, outside assessment of your property, including information about repairs, defects, immediate concerns, and safety issues that might have been overlooked. In addition to helping you make informed decisions about further pre-sale home improvements , it will prevent unforeseen problems from arising that could create opportunities for buyers to negotiate your asking price down.
A pre-listing inspection will help you price your home realistically while instilling confidence in potential buyers. It may also decrease your liability after the sale is complete. Some states do not license home inspectors, but regardless, it is a good idea to look for recommendations from your local real estate resources. Ideally, your inspector will belong to the American Society of Home Inspectors , and will be a licensed professional working in the real estate or property development industry in some capacity.
As you search for a credible inspector, try to interview more than one individual until you find one you feel comfortable with. He or she should have plenty of experience inspecting your particular type of house and property (for example, a farm, condominium, older home, etc.). Ideally, the inspector will be available to meet with potential buyers, and review their report with them, but that's not always an option. Receipts for any repairs should accompany this report, and be available to potential buyers prior to their making any offers.
Keep in mind when considering pre-sale repairs that most of your efforts truly will pay off. It is likely a small investment in minor repairs is all it will take to get your home in prime condition, making it as appealing as possible to the majority of buyers willing to pay top dollar. Buyers interested in fixer-uppers will make minimum offers on houses in less than perfect condition, and tend to be few and far between.
